Water features in Westlake TX get planned at a different scale than most of DFW. Many of the lots here run an acre or more, and an acre-lot estate leaves room for several features at once: a grotto at the pool, a carved stream down the slope, a koi pond near the guest house and a fountain at the front gate. Owners expect all of them to look like they were built at the same time.

Westlake is a small town bordered by Southlake, Keller, Trophy Club, Roanoke and Fort Worth, with State Highway 114 running through it past the Solana business park and the Charles Schwab campus. Its homes sit in a handful of luxury neighborhoods: guard-gated Vaquero around its Tom Fazio golf course, Glenwyck Farms, Terra Bella, Granada, Quail Hollow, and the mixed-use Entrada village. One Lot, Two Kinds of Ground
Westlake sits in the Eastern Cross Timbers, a band of post oak woodland on sandy soil that weathers into low rolling hills with flats of bottom land. On a single property the high ground is often sandy loam that drains fast, and the low draws hold clay that swells after a wet spring and shrinks back hard in August. A long feature, say a stream running 80 feet from the pool down to a pond, can cross both.
That matters more than anything else on the build. A footing that is fine on the sandy ridge will move in the clay draw. If one end of a stream channel rises half an inch after a wet May, water stops flowing where it should and starts running over the edge.
So the site walk starts with a soil probe along the whole layout, not one hole by the patio. Where the probe finds clay, we go deeper with the footing, add steel, and set a gravel drainage bed under it so water cannot pool against the base. On the sandy stretches we compact the subgrade and use a lighter footing. The rock face on top looks the same from end to end. What sits under it changes to fit the ground.
The draws also carry runoff. A pond dug into the bottom of a drainage path fills with muddy water in every hard rain and overflows into the neighbor's lot. We set ponds to the side of the natural flow line and route the overflow where the property already wants to drain.

Terra Bella and Granada
Terra Bella is a gated community of 28 lots on about 55 acres, with roughly one-acre sites. Granada has around 84 homes on about 84 acres, with lots that typically run about 0.7 acre. Entrada

Town of Westlake Review Before Any Dirt Moves
The Town of Westlake permits the work, and the HOA in communities like Vaquero reviews it against its own architectural guidelines. Plan on drawings and finish samples before anything is dug.
The town permits cover the plumbing connections and electrical circuits. A pump circuit, a lighting transformer and a tie-in to pool plumbing each count. The town inspector checks the electrical before it is buried.
The community package is where most of our prep goes. A typical package has a site plan with setbacks and the feature location, elevation drawings with heights, a finish sample tinted to the house, a lighting plan, and a note on how overflow drains. We build the package and submit it. We file the town permit at the same time so the two reviews run side by side. The build date gets set once both approvals are back.

Westlake lots range from wooded to open. Under post oaks, leaf drop is the main concern. In open sun and steady wind, evaporation and spray take over.
Evaporation climbs on open water, so every pond and grotto gets an auto-fill valve. Wind pushes spray off a tall falls, so we widen the catch area and angle the lip back toward the water on exposed lots. A pondless cascade holds up best in wind because the gravel bed catches spray from any direction.
Sun fades color. The GFRC gets an integral stain mixed into the carving coat and a UV-stable sealer over it, resealed every 3-5 years. Large hardscape runs around the feature get control joints and a light color so the deck stays walkable in August.
Shade brings its own work. Leaves sink, rot and feed algae, so a pond under trees gets a wider skimmer mouth and a net over the surface for a few weeks each fall. We keep the footing and trench lines outside the drip line of any oak you want to keep, since cutting roots there can kill a mature tree.
