Existing concrete must be structurally sound, with no significant settling, heaving or structural failure. Surface problems are what an overlay is for. Foundation problems are not.

Surface Prep Decides the Outcome
Every overlay failure we have been called out to inspect traces back to preparation rather than to the material. A polymer-modified topping is stronger than the concrete it sits on. It will not stay attached to a surface that was never opened up to receive it.
Profiling is the step people skip. New material needs a mechanical key, which means grinding or shot blasting the old surface until the smooth troweled skin and any previous sealer are gone. A slab that still has a coating, a curing compound or an oil stain on it will reject the bond in those spots, and hollow patches show up months later as a dull ring underfoot.
Contamination gets treated before profiling, not after. Oil in a garage slab has usually migrated into the pores, so we degrease and then test with water. If it beads, the oil is still there and grinding alone will smear it. Efflorescence and salt deposits come off with a chemical wash so the primer meets clean concrete.
Moisture matters on covered patios, garages and anything with a slab-on-grade with no vapor barrier under it. Water moving up through concrete will push a topping loose from the back side, and no amount of surface prep changes that. We test before we quote so a moisture-tolerant system gets specified where one is needed.
How North Texas Conditions Affect Resurfacing
Blackland clay under most of the metroplex moves with the seasons. Slabs poured on it in the 1990s and 2000s have already done most of their settling, which is usually good news for resurfacing because the movement that was going to happen has happened. What we look for is whether the slab settled as one piece or broke into sections that now sit at different heights.
Summer heat compresses the working window. Overlay material sets faster at 100 degrees than it does at 70, so we schedule morning starts from June through September and keep the mixing station shaded. A rushed application flashes off before it can be textured, and the pattern comes out shallow.
Winter brings the opposite problem. Polymer-modified systems have minimum application temperatures, and a cold slab holds that temperature well after the air warms up. We do not apply below the manufacturer threshold, which occasionally means moving a January install by a few days.
Drainage gets checked on every assessment. Pool decks and patios that pond water after a rain will fail a new surface the same way they failed the old one. Minor slope corrections can be built into the overlay thickness. A slab that drains toward the house needs the grading fixed before anything decorative goes on top.
Matching an Overlay to Nearby Hardscape
Most resurfacing jobs sit next to something that is staying. A pool coping, a walkway, a retaining wall cap or the house brick sets the color range before we open a single sample. We pull tones off what is already there rather than starting from a catalog, because an overlay that ignores its surroundings reads as a repair instead of a finish.
Pattern scale follows the same logic. A large ashlar layout suits a wide patio and looks cramped on a four foot walk. On narrow runs we drop to a smaller repeat or a running bond so the pattern has room to complete itself. Borders help here, since a contrasting band gives the field an edge and hides the transition where the new surface meets an old step.
Where an overlay meets a surface we are not touching, the joint gets planned rather than feathered to nothing. A feathered edge is the thinnest part of the system and the first place it chips. We terminate at a saw cut, an expansion joint or a physical edge so the overlay ends at full thickness.
